No matter how in love you are with a house and how new or well maintained it looks, there&#8217;s always going to be something wrong with a house. The important thing is that you spot these things and determine whether they are serious or not.</p>
<p><span id="more-1197"></span>Some states even have very stringent laws about what home inspections should cover and the responsibility of sellers in handling such things. Having a house inspected can be beneficial to both sellers and buyers. Sellers will be informed of previously unknown issues with the house, and buyers can avoid buying a lemon.</p>
<p>Home inspectors will have different range of services, depending on the company they belong to or if they are members of federations that regulate home inspection standards. There are also some issues that general home inspectors are not licensed (nor trained) to inspect. <p>1. Inspect the structure of the house &#8211; General home inspectors should be able to spot telltale signs that there are issues with the structural integrity of the house. Cracks on the foundation, water damage, skewed door and windows frames, warped wood, doors and windows that won&#8217;t close properly are just some of the signs that the house has issues with the structure.</p>
<p>2. Inspect the roof &#8211; Depending on the size, appearance and material of the roof, they can be quite expensive. Some roofs can easily cost tens of thousands of dollars to replace. Make sure that the roof on the house you want to buy are still intact by hiring a home inspector.</p>
<p>3. Inspect the electrical wiring &#8211; Wiring issues can cause fires. They&#8217;re very dangerous and sometimes hard to spot. A professional home inspector can spot this and make recommendations on what needs to be fixed.</p>
<p>4. Inspect plumbing issues &#8211; Houses with plumbing issues tend to battle with it over a long period of time. The problem comes and goes. A house inspector can determine if there are any obvious or latent issues with the plumbing. You can also ask the seller about it or do your own investigation by asking the neighbors whether they often see a plumber&#8217;s van on the property.</p>
<p>5. Inspect the exteriors &#8211; Home inspectors can check whether the exterior of the house is presentable enough. This can help you with bargaining down the price if you may need to do a little makeover to make the house presentable.</p>

A life estate is defined by California Civil Code Section 766 as an estate during the life of a third person. Parents may deed property to their children, subject to the parents exclusive right to use and enjoy the property during their lifetimes. A life estate is a contract right that is exclusive to the person who holds it &#8212; it has no market value, since it can&#8217;t be sold or transferred to anyone else. Once your mother is no longer able to live at home, the life estate &#8220;asset&#8221; &#8212; the right to live in the house &#8212; will have no value.</p>
<p><span id="more-570"></span>A life estate is usually created by deed but can be created by a lease. No special language is required provided the grantor&#8217;s intent to create such an estate is clear. A life estate is a limited property interest. Title to the property is transferred, but the transferor or other designated person (the life tenant) retains for a specified period of time the right to use, enjoy, and receive income from the property transferred. A life estate is an interest in a property for the life of the person that receives it. The life estate does not transfer to another person.</p>
<p>A life estate is very simple, since there is no trustee and no extra income tax returns to be filed. However, a life estate does not offer all of the protections against creditors that a spendthrift trust does; and in the case of intangible personal property, failing to use a trust could result in a dissipation of the principal by the life tenant. A life estate is essentially a trust with a special provision for the house itself. In it the couple can spell out exactly who gets to live in the house, for how long and who gets it after both spouses die. A life estate is completed by executing and recording a Deed. Unlike many charitable planning tools, this is a relatively simple transaction for the donors.</p>
